Stonnington Weekly

Last weekend was the first test of the market and Stonnington passed with almost an “A” grade (in the old school standards), with a healthy 78% clearance rate.  This weekend we went even better with a strong 85% clearance rate overall.

Of the 8 auctions we covered,  2 were bought before, 2 had no bidders and the remainder had 2, 3 and 4 bidders – with one (successful) bidder at the top end buying 32-36 Domain St South Yarra after auction – read our auction report below.

Stonnington Snapshot

There were many more new listings during this past week to run campaigns to the end of March. On Saturday we saw good sized crowd numbers at auctions and confident bidding overall.

This week we bought two $2m plus properties. In fact, we have had our busiest start to the year in Stonnington for a few years. In some cases, we have had to be prepared for strong competition and in other cases, it was about understanding the quoting and that it did not sit quite right with buyers.

I had a coffee with Michael Armstrong during the week who advised of good pre-markets and off-market properties as Kay & Burton have started the year with good sales and new listings. For example, a period home on 700sqm in is coming up.

Recent Results

39 Beaver Street, – A new build in keeping with the Gascoigne Estate landscape was sold during the week, prior to auction (Mark Wridgway, ).

45 Beaver St Malvern East – a liveable 3/4 sized period home, which will no doubt undergo improvement in the future, was sold on Saturday for over $2m (Rae Tomlinson, .)

26 Hampden Road, – A 1940s home on 560 sqm sold for over $2,500,000 with 5 bidders (Nathan Waterson, ). This passed in on a vendor bid at an auction with another agency in September 2011.

22 Haverbrack Avenue, Malvern – (473 sqm) sold for over $2,100,000 with 2 bidders (Tim Derham & Kate Cusack, Abercrombys).

50 Armadale Street, Armadale – (439 sqm) sold for just over $2,000,000 with 5 bidders (Madeline Kennedy, Marshall White).

Forthcoming Properties

Family home buyers in the popular mid $1million+ range can expect a couple of period homes to come up after Easter with Elliot Gill from Bennison MacKinnon, including:

632sqm in Davies Street, Malvern East

900sqm in Vickery Street, Malvern East.

Just Quietly

An off-market property, which sold during the week in the $3ms, was a contemporary home on 674sqm of in Spring Road, Malvern (Michael Armstrong, Kay & Burton).

Buyer Brief

On a lighter note – I enjoyed reading some interesting statistics scattered within the Marshall White news magazine during the week;

  • The City of Stonnington has 100 parks.
  • The City of Stonnington has 50 playgrounds.
  • For every house For Sale in Malvern, there are 55 people looking.

Next Week

Next weekend is the Labor Day weekend with only one auction and few open for inspections taking place. Then, there will be two more auction weekends before the Easter break. Thereafter, buyers can look forward to more auction opportunities (and decisions to be made) with 5 weekends in May.

"We were unable to attend this auction due to other commitments, but auctioneeer Marcus Chiminello was kind enough to provide us with the following information. A vendor bid kicked off proceedings at $3,400,000 and there were soon 4 bidders in the mix. The property was on the market at $3,500,000 and was bought under the hammer for $3,615,000. A good crowd of 60 enjoyed proceedings, which saw the price creep up slowly in small increments for a solid 30 minutes." (Gina Kantzas)

Gerald Delany (Kay & Burton); After Auction, $6,450,000 - 1 Bidders

"Quite a crowd turned out to watch the auction of this large property, which is being offered with plans and permits for five luxury architect designed apartments, according to the Kay & Burton team. Gerald Delany was our master of ceremonies and he took centre stage in front of the 70 or so onlookers who had spread out on either side of Domain St. Mr Delany called for an opening bid and was quickly rewarded with an offer of $6,200,000 from a gentleman in the centre of the street. After a quick half time break Mr Delany returned and, after receiving no further bidding on the day, passed the property in to the sole bidder for further negotiations. Bought after auction." Marcus Chiminello (Marshall White); Passed In: $2,400,000 - 0 Bidders

"Despite all the “wow factor” of this Gaby Hubay home, auctioneer Marcus Chiminello struggled to get some traction. Having enumerated its finer points including the excellent location, a stone’s throw from Glenferrie Road, this as new home did not entice anyone to put their hand up. In front of a crowd of 50, Marcus put in vendor bid of $2,400,000 and advised that no late bids would be accepted but it fell on deaf ears. He said “if you’re waiting for me to go inside, just pretend I’ve been inside”, but though it raised a chuckle it did not raise hands. Marcus did in fact call half time only to return and be disappointed. The property passed in on a vendor bid of $2,400,000 and is still looking for a new owner. " (Sara Hoffman)
