One auction we were looking forward to this weekend in the inner north-west was 19 Richardson Street in Essendon (Christian Lonzi, Frank Dowling Real Estate – Essendon). This is a grand looking home, although not overly large, but it was well-renovated and had a lovely feeling. It lacked an ensuite and the flats to one side may have put off potential buyers – and the home was passed-in under two bidders to sell after auction at $1,800,000.

In the inner north east we covered the auction of 2 Lucerne Crescent in Alphington (Antony Woodley, Marshall White), a beautiful period home that we rated 558. Literally opposite Alphington Park, and a short stroll to the banks of the Yarra, this is a great looking home with lovely views over the park. However there was only one bidder in the crowd and a small spate of bids resulted in the property being passed in at $1,960,000.

This week I spoke to an agent in Clifton Hill who told me about an off-market property in Fitzroy – a good quality apartment in a high rise block, that was was securely leased at $900 per week and discreetly for sale for around the $1 million mark.

Is this a risky proposition?  A general rule is that buying much above a median price in any area is risky in case you need to exit the property in a hurry. Consider that the median apartment price for the last year in Fitzroy was around $550,000 and you’ll get a sense of whether buying a $1 million apartment is a sensible risk.

in high density apartments can be particularly risky. As I was writing this article, I received an email from an inner-city agent with this exact wording (cut and pasted, no editing):

NOW ONLY $1,050,000 FOR QUICK SALE!

I have yet to see a good period property in a strong location be offered as a desperate sale at a 30% discount.

New inner-city apartments can be good cash flow investments and in some cases they can be neutrally or even positively geared. But with supply far outstripping , long term capital growth is a low probability. In the last 10 years, the average annual capital growth of a Docklands apartment has been just 1.4% (compared with at 7.3% and at 6.0%)

We know that inner Melbourne out-performs outer Melbourne and that outer Melbourne out-performs regional Victoria. We know that median prices for houses in the inner suburbs have grown at somewhere between 8 and 10% per annum over the last ten years (with apartments a couple of points less).

Some outer Melbourne suburbs have also shown reasonable growth over the same period, but investing is about minimising risk. Supply in inner Melbourne is very restricted, whereas supply in outer Melbourne seems to have few restrictions and the infrastructure is insufficient for the rate of population growth.

Of course some properties in inner Melbourne have performed above the average and some below. So even in the inner suburbs, some properties are higher risk than others.

We know for instance that single level that require either no or minimal renovation provide less risk than newly built homes. We know that these exist in many suburbs within 10 kilometres of the and many of these suburbs have good rail transport options.

We also know that properties in quiet streets out-perform properties on main roads. We know that properties with the right orientation for natural light out-perform those with the compromised orientation. We know that properties with good components are likely to out perform those on minimal . Other factors such as school zones (, McKinnon, Northcote as examples), proximity to parklands, shops etc. all play a role in sustained growth over long periods of time.

If you are looking for an , it is not unlike putting all the possible options into a funnel and sifting through them to find those properties that are most likely to provide the best possible financial outcome. It is not a difficult process although it can take time to identify great opportunities.

The search for a great investment property requires patience. But the right property can provide such a brilliant, long term outcome it’s a worthwhile process. Our goal is that in 15 or 20 years time, our clients look back very lovingly at the job we did for them.

In fact, when our Property Ratings system was developed over 10 years ago, it was developed specifically for investment properties as a way of being able to pick the ones that were most likely to out-perform the others. As it has evolved and developed since then, it become an invaluable tool that assists us in making the very best decisions.

"Auctioneer Sam Paynter cheerfully gathered the crowd of 70 (and their canine friends) onto the park opposite the property of 40 Bourneville Avenue, Brighton East. After accepting an opening bid of $1,250,000, Mr Paynter quickly raised the price to $1,500,000. The auction was quiet, until Mr Paynter called a half-time break. Following this, it was a high bidding auction with roughly 50 bids, from five different bidders. Two bidders had a rally raising the price quickly, the fifth bidder jumped in late and made a strong bid of $1,635,000. After a minor rally, it was the fifth bidder who purchased the home for $1,650,000." (Nicole Clarke)

"More than 140 spectators, including a previous owner who had lived in this home for 37 years, were buzzing in anticipation of this sun-soaked morning auction. Straight off the bat, the opening bidder provided auctioneer Alastair Craig with the quick start he was after, offering $1,800,000. A second bidder was there immediately with a $50,000 increase and between these two the price swiftly hit $2,000,000. Welcoming a third bidder at $2,010,000, Mr Craig decided to confer with his vendors at $2,030,000. We still weren’t on the market so a fourth bidder raised his hand at $2,050,000. A volley of bids between bidders 3 and 4 had the audience in a spin until $2,215,000. At this point, Bidder 1 attempted to re-enter the fray, offering $1,000. Politely declined by Mr Craig, Bidder 1 then comically retorted, “It’s good money. I’ve offered you more than what you have right now. Just remember that I started the bidding off for you!” This bold display saw Mr Craig then graciously (and with a bit of a chuckle) take his $1,000 bid. Bidder 4 then told the crowd that he was going to have to raid the kid’s piggy banks to raise his $1,000. So up in $1s travelled Bidders 1 and 4. At $2,226,000 a second break saw this house put on the market. Eking out every last drop, Mr Craig then aligned himself with Bidder 4’s kids who were clearly smitten with the house. Bidder 1 knew what he wanted and wouldn’t let go, buying the house under the hammer for $2,250,000 in a hard-fought battle." (Nicole Brooks)

"People gathered in the back yard of this four-bedroom, four-bathroom home, soaking up the rays of the late-autumn sunshine. It was with some reluctance that they moved indoors for the auction and it was with some reluctance that they showed a willingness to bid. Auctioneer Peter Kakos, sincerely enthusiastic in his praise, painted a picture of fabulous parties in this home, a house designed almost for entertainment and gracious living. He quickly dealt with the rules and regulations of the auction process and asked for an opening bid. His efforts were rewarded with folded arms and tight lips. Not to be discouraged, he offered a "nice, easy start of a vendor bid," at $2,600,000. Casting around the room for people he knew to have an interest in the property, he encouraged them not to wait for an "auction after the auction." Still nobody wanted to show their hand so Mr Kakos took a short break to allow time for thought. On his return, he pointed out that the vendor bid was at a "very, very, VERY realistic level". Was this to alert prospective purchasers that a low-ball, post auction offer would not be entertained? Seeing no movement in the assembled crowd, Mr Kakos was obliged to pass the property in.
