Super, Super Saturday!

Super Saturday, super crowds - no different: 13 Hume Street, Andrew Macmillan (Jellis Craig Bennison Mackinnon), under hammer, $1,730,000, 3 bidders and a big crowd of 130

At 6.00 pm on Saturday the James Clearance Rate for Melbourne’s $M+ was 73% on the 40 auctions we covered. The Weekly Review Bidderman, our bidders per auction measurement, was 2.3.

Super Saturday

It was a huge day across Melbourne and it really felt solid out there. It was solid in terms of everything.

Have a look at the dials on our front page. They’re all in the red zone. Bidderman was an amazing 2.3 on the biggest $M+ auction day I can remember, there were huge amounts of good stock, the Clearance Rate was up over 73% and our 3 month price direction is firmly in the red.

Most auctions had two or three bidders, but there were some crackers of volcanoes, including one with  8 bidders for 56A Dendy Street, (Robin Parker, ), which sold for $2,272,000 under the hammer, and one with 6 bidders at 168 Nelson Road, South Melbourne, (Kaine Lanyon, ), which sold for $2,400,000.

Agent Survey: Last year, Super Saturday marked the start of the busiest six weeks of the entire year for 2012. What do you think will happen this year?

(, Hawthorn): The last Saturday in October is always busy due to the fact that it coincides with campaigns that are trying to position themselves between the AFL Grand Final and the Melbourne Cup. This year we are seeing a because September was badly interrupted with the Federal Election, school holidays and the footy finals. There is an increased number of listings at the moment, however the has strengthened too. Most auctions we are conducting are attracting multiple bidders. This momentum should mean a healthy auction clearance rate is achieved on Saturday 26th October despite the spike in . There will be another run straight after the Cup with November 30 looming as the final Super Saturday prior to Xmas. It’s a good time to buy and sell.

David Hart (Buxton, Brighton): Without doubt, this Saturday will be the busiest auction day of the year, and yes, it will begin the frantic selling period up until mid-December. You have a combination of circumstances. Every year, many people underestimate how quickly the year comes to an end, and almost leave things too late, but still want to sell this year. You also get many of those who purchase, needing to sell their existing property prior to the break. These factors invariably lead to the highest turnover period of the year. If you are a cashed-up buyer, it can be a great time to buy!

Justin Long (Marshall White, Armadale): The market has now gained considerable momentum and buyer confidence has returned and as a result sales are ticking over at an increased rate, despite increased supply. I foresee steady, consistent turnover throughout the balance of the year with upward pressure building on home prices across the board.
