It’s been an interesting year in the Inner North, especially in the second half of the year following in the traditional mid-year hiatus. This year had the Federal Election added in to the mix, and this played on the minds of potential sellers as they held out for a political outcome before listing. All the while, strong numbers were attending the limited number of open for inspections. Solid foot traffic and short supply proved to be a good formula for the further strengthening of prices later in the year.

Arch Staver () sums it up: ‘I think we saw a Year laden with distraction. Lower very early in the year followed by a quick upswing off a low supply level that started to give the promise of a buoyant market for late winter and early spring. Unfortunately, just as the market was displaying some strength the political unrest in the government, followed by the of the election date kept a number of vendors on hold. The result was extra bidding at fewer Auctions’.

Eaglemont and had reported at least 30 sales of $1 million-plus by mid April. Even around the July school holidays, traditionally a quiet period, activity was strong on light supply. 103 The Eyrie, Eaglemont (Damien Carter, Miles) was bought for $1,700,000. And 85 Marshall Street, (Alex Morgan, Barry Plant) an attractive Edwardian (700sqm) with some issues, had failed to fire at auction but found a buyer for $1,220,000 by June as supply remained tight.

Moving from winter into spring we witnessed some properties trigger boardroom auctions when reserves were met ahead of a proposed auction date – we got involved in a few ourselves. These homes are often either rare beasts, or in the $3 million-plus range, but the boardroom auction was no longer the preserve of the rich and famous – Northcote was in the boardroom mix too. The suburb had around 62 (REIV reported) million-plus sales for the year at the time of writing. Around 12 of those were sold before auction, indicating that some buyers had become nervous about the increase in competition and offered knock out bids in advance of Saturday auctions.

Some heat also spread into Brunswick with retro 50s and 60s homes becoming more popular as young professionals look to upgrade from terraces priced under the $1 million mark to something with extra rooms and a yard for around $1.2 – 1.4 million. Priced out of Carlton, Fitzroy and Northcote, these buyers seek out homes like the funky 7 Parkview Avenue, Brunswick East (Monique Verga, Nelson Alexander) – bought for a solid $1,295,000 in September. On REIV figures, the suburb had broken the million-plus mark 9 times last year by late November, this year the figure stood at around 25.

In , some properties were relisted with new agents after failed campaigns or lukewarm off-market responses from 2012. The dated fit-outs or major renovation projects couldn’t get fussy buyers excited. Later in the year though, we saw competition in when some fresh listings captured the imagination and chequebooks of buyers.160 Powlett Street (Kizzy Okoukoni, Dixon Krestles), in need of a full renovation, attracted nine bidders on the way to a final price of $1,490,000, and 114 Hotham Street (Paul Caine, Caine Real Estate) attracted two bidders, with many others not getting a look in, as it went under the hammer for $3,810,000. Buyers would materialise at numerous price points for the right and some ‘B’ graders hanging about finally found new owners. Late in the year, a of note was 84 Powlett, East Melbourne (James Redfern, ) – a well-modernised two-storey with all the work done was bought soon after auction for a bit under $4 million.

Aaron Silluzio (Barry Plant) watched the amount of properties hitting his region increase as the year progressed. Driven by low interest rates and rising national consumer confidence he says ‘vendors were seeing this as their opportunity to finally sell after a 24 month hiatus’.

Closer into town, one under-achiever was 278 Gore Street, Fitzroy, the home in a former church sold for $3.4 million in June 2012. Then 16 months later, in October 2013 it found a new owner, privately changing hands for $3 million after failing at auction. That’s a loss of over $600,000 on a principal residence in a hot market! A salient reminder that unique homes need to be held for a good few years or they can prove to be costly decisions. Another interesting sale in Fitzroy was an off-market warehouse at 153 George Street (180sqm), it sold at a boardroom auction mid-year (Bev Adam, Jellis Craig) with three parties bidding to a strong price of $1,695,000.

Where to now? Arch Staver notes that with more homes on the market now and some recognition that the insatiable Sydney market is not identical to ours, he is hopeful that vendors remain realistic and adjust their expectations accordingly.

Are we finishing where we began in March/April then? Buyers are there for the good homes and well-priced B-graders, but sellers looking to replicate strong prices obtained down the street and around the corner on light stock levels may be left holding the keys if they get too ambitious on price. What about buyers holding out for new stock or a softer market? They may still have a fight when a good one pops up.

Whatever happens next, we will witness plenty of twists and turns in 2014. It is always interesting times in the Melbourne property market.

"Some of the neighbours couldn’t have been out of pyjamas too long this morning. With so many auctions today, every time slot had been answered for, and yet a decent sized crowd had rolled out of bed for this 9:30am breakfast auction. Auctioneer Andrew Gibbons was pleased to get a crowd bid straight off the bat for the Art Deco home. $1,100,000 was pencilled in and we were away. Bidder 2, 3, and 4 soon added bids in 10s before the whole thing stalled around $1,260,000. A crowd member asked if it was on the market and added that they would bid when it was. And at $1,320,000 it was on the market. The patient crowd member, true to his word became Bidder 6 as he swooped in and took control for a while. A flurry of bids, mostly in $1000 increments created a lot of excitement, although the price was moving slowly due to small amounts. Bidding stalled a number of times, but with the home on the market Mr Gibbons had control, teasing the groups as he threatened to knock the home down on a number of occasions. Bidder 7 had swooped in late as well and they traded rises with Bidder 6. Earlier entrants cheekily popped back in with a $500 or $1000 rise and then disappeared. At $1,430,000 it looked like one of the late runners had it won, but when an earlier bidder found their second wind (or third or fourth) they beat out all the competition. Mr Gibbons thanked an underbidder for her efforts, but she seemed unconcerned, ‘I have another four today!’" (Randall Smith)

Oliver Bruce (Marshall White); After Auction, $5,175,000 - 4 Bidders

"Over 80 people poured into the kitchen and living area of 25 Beach Street, Port Melbourne today to see Oliver Bruce put the home to auction. Without leaving any time for an opening bid to come from the crowd, Mr Bruce was fast to commence the auction with a vendor bid of $4,500,000. Seeking raises of $50,000 was accepted well by the bidders as a rally between four soon raised the bid to $4,900,000. At this point Mr Bruce was offered a bid of $25,000 which he accepted and then returned to his vendors. The bidding then continued, but at much slower pace than before. The audience waited silently in anticipation for further bidding as Mr Bruce said "well you could hear a pin drop". Mr Bruce was offered a bid of $10,000 but declined, except after realising there were no further $50,000 bids from the crowd he was quick to accept the offer. As each of the four bidders removed themselves from the contest, Mr Bruce made a definite point of kindly thanking each of them for their participation. The property passed in for $5,025,000 and was later bought for $5,175,000. " (Nicole Clarke)

A late start to the auction didn't seem to bother the families and neighbours who chatted eagerly before proceedings began. Auctioneer Robert German addressed the big crowd about the love that had gone into the renovation of this home and then opened with a vendor bid of $3,100,000. Two bidders could not take the property to a sale and the home was passed in for further negotiations at $3,310,000. " (Gina Kantzas)
