Last Super Saturday weekend, did it fly or fizzle? You be the judge on our sample of auctions below.

I attended four auctions this weekend, and all four were bought by Chinese buyers. The auctions at Higham Road and Walpole Street were flyers – no doubt about that.

Trends:

We are seeing more and more Chinese Nationals bidding at auctions, even for , even some within a heritage overlay. That makes a big change.  Apparently a big home that sold in last week was sold to a Chinese National and while the house was liveable, it is likely to be pushed over for a luxury new home. It is not a bad time to be in the demolition business.

Numbers at auction over the last month have been very healthy (this could be due to the unusually warm weather) yet that hasn’t necessarily translated in bidder numbers. Our indicator () has not spiked, but rather drifted back off 2.

The market right now feels a bit like a late December one in that plenty of quiet properties or many advertised with forthcoming auction (i.e. will sell now for a really good price with limited advertising) otherwise will wait for September / later in the year. Beware the lure of off-markets, yes some are good and sellers are genuine yet many are not really for sale at all.

Most key agents going away June / July. They have had a busy start to 2014 and they can afford it and/or they need a breather as they are really tired.

The market has a bit of a break next week with Queens Birthday, but then it is back into things for couple weeks up until schools holidays. I think stock quality actually is pretty good, particularly when you factor in the time of year. Buyers should be buoyed by that, yet in some premium areas (i.e. Grace Park Hawthorn or Sunnyside Estate ) the drought continues.

"The crowd seemed to have come from everywhere as approximately 90 people gathered in the street and driveway to see Alastair Craig introduce this home. Keen to get things underway Mr Craig called for an opening bid. $2,500,000 was shouted out and in looking for rises of $100,000, Mr Craig didn't have to wait long as Bidder 2 joined in, both taking the price to $2,800,000 before the rises dropped to $50,000. Reaching $2,900,000, Bidder 1 had dropped out and Bidder 3 joined the game with a rise of $25,000. As soon as they reached $3,000,000 Mr Craig announced "We are selling!" and the bids came in quickly from bidders 2 and 3. Stalling at $3,110,000, the property looked to be Bidder 3's, however, at the very end of the third call, Bidder 4 piped up with $3,150,000. With Bidder 2 now out of the picture Bidder 3 took on Bidder 4. A battle between the two ensued and the home was eventually bought by Bidder 3 at $3,227,000." (Simone Clarke)

 

Biggest Sale: HAWTHORN EAST, 6 Higham Rd
Gerald Delany (Kay & Burton); Under Hammer, $5,200,000 - 3 Bidders

"About 100 people gather in the front yard on a still morning for this auction. This is alive, you can feel it. There will be a fight here today. Gerald Delaney is the auctioneer and gets on with things really quickly. $4,220,000 opens the bidding and not long after Bidder 2 comes in. At $4,450,000 bidding slows. Bidder 2 offers $4,500,000 which is countered by Bidder 1 with $10,000. At $4,510,000 the bid is referred to the vendor and the crowd chatters among themselves for a few minutes. Gerald returns and announces the property is not on the market. The auction reopens. It feels like a pass-in then a new bidder jabs in at $4,600,000. WOW! Bidder 1 continues the stoush, Bidder 2 is out. In the $4,700,000s an up bid to $5,000,000 is given by Bidder 3. WOW! Again and it knocks about Bidder 1 who questions if Bidder 3 is serious. Oh yes he certainly is. Bidder 1 is still not dead though and offers $10,000 over that. Is the property on the market? Bidder 3 asks this question and after a quick referral the answer is yes. No problem to Bidder 3, who looks really relaxed and offers a $190,000 up-bid. WOW! For the third time! This time the punch is a knockout one and the property is bought by Bidder 3. Well done Bidder 3 you have bought a great home. Some may question these overly strong bidding tactics but in this market for properties like this (which don't come up that often) you need to be strong. " (Adam Woledge)

"Warm afternoon light and a good turnout for this Tim Fletcher auction. There was plenty to talk about with the new home and position and the scene was well set, however an opening vendor bid did not spark a crowd response. A longish half-time break and then back live and Mr Fletcher was holding court, buying time while agents talked to two groups in particular. Both were given ample time to bid under auction conditions. There were further pauses and deliberation, before finally, firm shakes of the head and the home was officially passed in." (Randall Smith)
