This week, amongst a number of interesting offerings in the , we visited two properties that stood out in very different ways. 9a Clifton Street, Richmond (Chris Byrne, Collins Simms) is a warehouse conversion with WOW. The sense of space and the aesthetic feel inside are epitomise this style of project, and this house will appeal to those who would like to make a statement. This is not to take away from the functionality of the home however, as it works as well, and the internal secure garaging, huge storage areas and floorplan make this a practical home as well. Probably the hardest thing to come to terms here will be the price, as this will be a difficult one to pin down. There should be a lot of interest for this, but how will this translate to actual bidders on the day?

On the other side of the coin is 222 Lennox Street, Richmond with Julie Taylor at Biggin and Scott. Unlike Clifton Street it is a very compact home and is quite understated from the front, but no less surprising when you go inside, largely due to the inclusion of a lift. We are no stranger to three level homes in the inner area, however the lift opens the potential market for this to downsizers as well and was a smart inclusion to help protect going forward. Nothing has really been missed here – the double garage is big, and the floorplan has good bedroom separation, ample bathrooms and the living area at the top is bright and airy. Overall this is lock-n-leave is not about a statement as 9a Clifton Street is, but should speak volumes to a different market looking for low maintenance and security.

"Auctioneer Elliott Gill was enthusiastic in his delivery and the 60 people looking on seemed to have an air of expectation. Even after a very low $800,000 open from the crowd, Mr Gill smoothly rolled in a $950,000 vendor bid and was rewarded with a response from Bidder 2 who added another $20,000. After a lull at this point Mr Gill referred to his vendor. With the property not on the market, Bidder 3 entered the fray with a $10,000 bid. Bidders 2 and 3 then fought it out for another $15,000, however, the property was passed in to Bidder 3 in the final instance and bought after." (Adam Gardner)

"There must have been something in the air today, as bidders at all the auctions I went to tried their luck with very low opening bids, and this auction was no exception. Despite the auctioneer Jeremy Fox suggesting to the crowd that a good place to start would be $1,800,000, the first bid that came in was at $1,500,000 from a relaxed gentlemen leaning against a car. With a smile on his face, Mr Fox accepted the bid in his stride, and after no more bids were forthcoming he went inside to refer to his vendor. After emerging, Mr Fox stated that he was under strict instructions to place a vendor bid of $1,800,000. As there appeared to be no bidders in the crowd willing to meet the vendor bid the property passed in." (Adam Gardner)
