A pleasant, still Melbourne morning and one of the first auctions of the day. In front of around 80 people this auction was conducted in the backyard - good move I thought; the sense of theatre can be very powerful and the setting intimate and relaxed. Auctioneer Justin Long (backed up by listing agent Andrew Gibbons) opened the auction with a vendor bid of $3,900,000 and not long after the half-time break this was matched by a crowd bidder - another good move I thought. If you like a property, why not at least offer to match a vendor bid? Property passed-in for negotiation at this amount but later an offer of $4,000,000 was given. Property has not yet sold at the time of writing.
