BOUGHT* - $3,000,000
Warwick Gardiner is leading man on the stage and although the weather is inclement, is backing himself to get through the auction without getting us wet. He invites an opening start of $2,700,000 but everyone is, as usual, silent, so he tables it and asks for a $10,000 rise instead. He's looking and sounding supremely confident, and there's a long pause while he searches the quite large crowd of about 70 people. It looks like it's going to fizzle but Bidder 1 jumps in and agrees that $10,000 is agreeable. Bidder 2 finds the level agreeable also and the two of them trade $10,000 bids back and forward and at last we are away. Warwick goes inside at $2,780,000 and upon his return reopens the bidding and is asked "are we on the market?". Just another bid and we will be Warren assures her, and so Bidder 3 jumps in and we are on the market at $2,790,000. Bidder 2 is now out, and it's a bit of a tussle between Bidder 1 and Bidder 3, who has taken the bit between her teeth and is running with it. Bids are now quick and fast with the two bidders playing for dominance. Bidder 1 is trying to melt into a fence and be completely invisible, though continues to raise his hand, and it is Bidder 3 who finally falters at the even number of $3,000,000 and Bidder 1 receives the round of applause.

We surveyed 100 high wealth people on a "tricky" property and the "values" ranged between $3m and $12m.
That's incredible and that's dangerous.
