Perfectly on cue as the auction is about to start the sun bursts through the clouds. There's a reasonable sized crowd of about 70 people all waiting expectantly, and Adam Gillon spends quite a time running through all the attributes of the home. He is visually assisted with his rhapsodies of lifestyle by a seemingly orchestrated parade of family groups of cyclists and dog walkers passing by, and the whole picture looks extremely idyllic. He calls for bids, wants to start around $2,400,000 and asks for offers around that price, but he has no takers. After some time, he decides to add to his opening vendor bid and now calls for offers above $2,500,000 and again there's a long pause. Bidder 1 wants to enter negotiations with a matching offer of $2,500,000 but Adam is reluctant, wanting $50,000, offering to compromise at $25,000 and finally accepting a $10,000 rise just to get going. Seems a good strategy as the opening bid encourages Bidder 2 to join in and from there it becomes a bit of a tussle. Bidder 1 uses the knockout blow technique, but Bidder 2 comes back consistently, using the "just get your nose in front" technique. At $2,810,000 the question is asked "are we on the market?". There's no clear answer but Bidder 2 is now obstinate and Adam's advice to make another bid and he will put it on the market doesn't entice any further bidding. Adam disappears inside to gather some final instructions, but it appears that the reserve has not been met and the home is passed in at $2,810,000. Sold shortly afterward, price was undisclosed.
