About 825sqm in one of the better Brighton streets. Close to the beach, close to Church Street, close to schools. That part is hard to fault. I have bought in this street before. It holds up.


The home itself is good. I have time for it. Three levels, basement included, and it flows well on the lower level. Upstairs, the bedrooms feel generous and light.


If there is a miss, it is the lack of a lift. At this level, across three levels, that would have helped.The real sticking point is price. Around nine at the top feels a touch strong. Good home. The question is whether it feels like value.
