The land and the location are the two big strengths here.
This late 1970s front villa has generous proportions and a good amount of land.
It’s a solid brick home. There have been some updates, including the timber flooring, but the kitchen and bathrooms are still original. There is also plenty of storage, which is a real positive.
There are only two bedrooms, so for some buyers the accommodation will be a little limited. But there is some flexibility in the layout, and you could certainly look at improving what’s here.
The other option is to treat it more as a land opportunity and consider rebuilding.
For me, I wouldn’t automatically knock down the existing home. A downsizer or smaller household could quite easily live here, do some cosmetic work and enjoy it as it is. You’ve got a good backyard, a manageable house and a very good location.
And the location is a big part of the story. You’re close to the beach, Church Street and one of the better streets in Brighton.
So there are really two propositions here. Buy the home and improve it, or look further ahead and consider what could eventually be done with the land.
The real opportunity is the combination of generous land and a great location, with a home you can comfortably live in while you decide what you want to do next.
