This is one of those homes where the architecture is the story.
The location is AAA, you’re in the Domain precinct, the rear faces north, and there is good car parking downstairs. There is no lift, but I don’t think that’s particularly important here.
For me, the bedrooms aren’t the reason you buy this home. They’re perfectly fine, with an ensuite and another bathroom, but they’re smaller than what you’d expect in a modern home.
The real magic is at the back.
The living spaces, the light wells, the courtyard gardens and the kitchen come together beautifully. There is something about the way this house captures light and connects the interior with the outdoor spaces that makes it feel genuinely special.
And that’s the key with this property. You have to respond to the architecture.
Some buyers will walk in and see plain brick, smaller bedrooms and finishes that need updating. They’ll wonder how they would renovate it.
If that’s how you see it, this probably isn’t the home for you.
But if you walk from the front to the back and feel something, then I think it’s worth taking seriously. Homes with this sort of architectural character and sense of place don’t come along very often.
It’s a very specific proposition, but for the right buyer, it could be a very special home.
