James Home Rating: 698 | Grade AB+ | September 2026
This is a really appealing town residence for a young or small family.
The home is compact, but it has been planned well. Upstairs you have three bedrooms, with the main bedroom being the largest and offering a walk-in robe and a fresh-looking bathroom. The other two bedrooms are smaller, but both comfortably take a double bed.
Downstairs, the renovated kitchen and living area work well, and there is an additional living space that could become a fourth bedroom if you really needed it. For a young family, though, I think keeping it as a second living area makes a lot of sense.
The real bonus is what you have directly opposite. Quarry Park gives you open space, soccer fields, a skate park and great adventure play. That is a fantastic asset for a family, particularly through those early and primary school years.
There is a studio set up behind the garage that works well as a home office. You could also reclaim that space and potentially use the garage for a smaller car. It gives you a choice depending on what matters more to you.
The backyard is tidy and the home makes good use of its relatively compact footprint.
Parking is probably the main compromise. You have street parking, and there is the potential to reclaim the smaller garage, but you need to decide how you want to use that space.
For me, the combination of a manageable home, three bedrooms, flexible living space and that fantastic park directly opposite makes this a very attractive proposition for a young family.
It’s the sort of location and home that could work particularly well during those early family years. It’ll be interesting to see how strongly buyers respond on auction day.
