This is a home that works because it gets the basics right.
Set in the Golf Links Estate, you have the classic combination of brick homes, tiled roofs and a single-lot covenant. This particular home has the Art Deco character you would expect from the area, and it has been well maintained, renovated and extended.
It isn’t enormous and it certainly isn’t grand, but it is cosy, comfortable and feels good. For a family, the accommodation works.
There is a centrally positioned kitchen, which normally wouldn’t be my favourite arrangement, but this one actually makes sense. The circulation runs to one side, while the working part of the kitchen sits to the other, so it doesn’t interfere with the way the home operates.
The train line runs directly behind the property. You can hear it, but I wouldn’t describe it as offensively noisy, and the landscaping does a good job of screening the outlook.
The block also slopes gently from front to rear, which means there are a couple of steps down into the living area. Again, it’s something to be aware of, but not something I found particularly problematic.
So, this isn’t about size or grandeur. It’s about a comfortable family home with good character, a sensible renovation and a layout that works.
If you’re looking for enormous, this isn’t it. If you’re looking for something cosy, comfortable and easy to live in, there is plenty to like here.
