58 Hopetoun Road, Toorak

James Home Rating: 809
Inspected: 16/8/25

Position & Land

This is one of the largest and most prestigious landholdings in Melbourne. At around an acre and a half, it sits among the top dozen individual blocks in Toorak — and that says everything. Rare scale, exceptional privacy, and impressive views.

Property

The home itself is a 1970s residence. Yes, the décor is dated and would not be what most buyers choose today. But surprisingly, the floor plan and flow still work well.

  • Accommodation: Generous bedrooms, expansive living zones
  • Condition: Tired throughout — in need of updates or complete replacement
  • Tennis Court: North–south orientation, but needs significant work
  • General Feel: Incredibly peaceful, almost like walking into a museum. The topography adds interest and gives the property presence.

Buyer Lens

Realistically, buyers at this level (we’re talking $60M+) are not buying the house — they’re buying the land, the address, and the opportunity. Most will bulldoze and create their own statement home. For those who do walk through, the existing house does carry a calm and character rarely found on blocks of this size.

Market & Value

  • Price Expectation: $60M+
  • Context: In Toorak’s ultra-prestige market, this block stands out for its scale, orientation, and positioning. The house is secondary, but the land underpins enduring value.
  • Summary: One of Melbourne’s great prestige blocks. For the right buyer, it’s a canvas for a landmark estate.

Agent’s Edge

When I inspected, Mike Gibson looked decidedly spritely — fresh from the Macquarie Road success (and a few others). He’s clearly enjoying his form, and he’ll bring that same energy here. Mike’s the type of agent who doesn’t leave much on the table for the other side. He knows how to maximise a position and will push every lever available to him.

For buyers, the key is simple: don’t treat this negotiation as a straight line. It’s not about blunt offers. It’s about reading the rhythm, understanding the momentum, and knowing when to push — and when to pause. Think chess, not checkers.

There are many opinions of value—but three that really matter: yours, the seller’s, and the market’s. And while only one price will ultimately seal the deal, each number carries a different lens—logic, emotion, positioning. To improve your odds of buying well—not overpaying, not missing out—it helps to understand where the market sits. That’s why we provide a market range, not a single figure. This range reflects agent input, your feedback, peer views, and emotional or practical drivers like living near family or renovation upside. Within it, we define a Control Price—usually the midpoint—your value line for judging overs or unders.

What about the future? Taking the sale price compared to others and add reno’s and other costs what is your likely position in 10 years?
