Ash Grove is a street we know well—and one we rate highly. Some of the best homes in the area sit here, including one of my personal favourites at the end of the street. That sets a strong tone for position. But when you reach number 15, there’s a noticeable shift. The façade—part bluestone, part brick, part stucco, with bits of timber and tuckpointing—tells a confused story. And inside, that feeling lingers. While it does feel comfortable, the home lacks cohesion. It’s not clear what it’s trying to be.
At around $3M, the pitch is “entry-level for the area,” which is accurate—but it brings questions. If you left the home as-is, you’d likely feel out of place amongst stronger neighbours. But if you tried to renovate or unify it, you’d be pushing against a structure that’s not giving you much to work with. Even then, it’s unclear whether the investment would hold its own on the street. These aren’t deal-breakers—but they’re structural limitations, not cosmetic ones.
In markets like this, it’s less about “can I get in?” and more about “where am I headed if I do?” We’ve seen this profile before—homes that make sense today but feel misaligned three years in.
