This is an interesting one. You could argue it’s a smaller house on a larger block, or a very large townhouse with plenty of room.

 

The street presentation is probably the biggest compromise here. The facade has a very particular look, and the garage doesn’t really add much to the street. It’s something that will appeal to some buyers and turn others off.

 

But inside, it’s a different story. I really like the floorplan. Three bedrooms upstairs, a study downstairs that could become a fourth bedroom, and a couple of living spaces. It works.

 

It’s very low maintenance, with tiled outdoor areas and a spa rather than a traditional backyard. The finishes are dated, but some new flooring and a rethink of the facade could make a big difference.

 

The location is excellent, with the park and cricket ground nearby, and Church Street, the railway and Bay Street all within easy reach.

 

It’s also surprisingly bright, particularly at the rear.

 

So, good house, very good location. The question is simply whether the style works for you.
