This is an interesting home in a really good street.

 

The facade is one of the things I like most. It has a classic Art Deco feel, with a little bit of that Australian character you see in homes from the mid-century period.

 

The home is spread over three levels, so there are a few stairs and, importantly, no lift. Downstairs you have a study, formal sitting room and lounge, then a large open kitchen and living space with plenty of storage and a powder room.

 

There isn’t much traditional garden. In fact, what you see here is pretty much all of it. But you do have a rooftop terrace, which is bright and very usable. I see it more as an outdoor or play space than somewhere you’d spend hours entertaining, given the limited outlook.

 

Upstairs, the bedrooms are well separated. There are three in total, with two ensuites and good cupboard space. The main bedroom also has a bathroom and bath, although I’d want a builder to confirm exactly how that works.

 

The double garage is another positive, although fitting two cars comfortably would be a challenge.

 

You also have hydronic heating and plenty of natural light throughout.

 

And the location is excellent, with the Domain and Botanical Gardens right nearby.

 

So this is a home with character, light, good accommodation and a great location. The stairs, limited garden and garage access are the compromises, but there is plenty to like here.
