28 Glen Street, Hawthorn – James Buyer Advocates
James Home Rating: 649 | Grade B | November 2026
Located on Scotch Hill, this is a lovely, leafy, tree-lined street within walking distance of Scotch College, trains and trams.
There is the hum of the freeway in the distance, although today it’s being drowned out by the local lawnmower man!
Originally a 1930s home, it feels solid and substantial, with a really lovely garden setting.
Renovated in the 1980s, it has almost that 1980s Playboy Mansion vibe. A little quirky, certainly spacious, and while it’s move-in ready, it’s definitely dated.
The flow isn’t fabulous. It works, but there’s a significant renovation to consider (STCA).
So what do we do? Move in and enjoy it as it is? Renovate and improve the layout? Or knock it down and rebuild (STCA)?
With two crossovers, a substantial existing home and a good garden setting, there are plenty of possibilities.
And importantly, it’s priced not much above land value at this stage.
A property with character, some quirks and plenty of potential in a very good Hawthorn location.
