We are very happy and thankful for the 10 min walk to Camberwell Primary, 7 mins to the train, 3 mins to one tram, 5 to the other, and 11 to the junction. We smile when we approach our house (thanks, Gina for that great guidance!) and have lovely neighbors ‘on the curve.’ We took your advice and have taken our time with making modifications. Utilizing some good old fashion middle class work ethic, we’ve pulled up carpets, polished floors, and painted walls (see realestate.com photos for the before shots!). Adam impressed the heck out of Suzie by crawling under the house multiple times to do carpentry work (who knew?). We’ve included a few pics to show you the results so far (bling lighting is next) and look forward to sharing more after we figure out how to put in built-in bookshelves and a Murphy bed in year 2. Dear Gina, Mal and Joel - just a short note to say thank you to you all for your professional and friendly support over the past 6 weeks (yes it was 6 weeks from first conversation with Mal and Gina to a signed contract). I have to say I think the co-agency worked super well for us.
1. Mal/Gina “behind the curtain” strategising and supporting. Frankly when we first spoke with Mal & Gina on Friday 25th March it was to begin early preparation for a 2022 Spring campaign - but your advice to test the market now turned out in our view to be a game changer and sound. And then you introduced us to Joel who TBH we had never heard of (sorry Joel) so if we had been going on our own, we would not have selected him.
2. Joel used his network to bring the buyer and his charms and negotiating skills to get them over the line. And importantly you gave us the confidence to go for a higher price than other agents were recommending.

You acted for our family in late 2021/early 2022 to sell my late father-in-law’s property in the Dandenong Ranges. The beneficiaries of the property were four geographic diverse siblings with varied experiences, all with little real estate background. From inside our family group, my advice was sought. “Oh” was my thought, what to do now?!
Given I had followed you virtually for many years, I thought I would reach out, you could always just say no to an “off-piste” idea. Simply stated, you are a person who presents himself as per your public persona. From the moment we first communicated your advice has been professional, consistent, balanced, rational, invaluable and led to the strong “volcano” outcome we received. And when things deviated from plan you were there advising to keep positive momentum, helping all to keep a clear head.
You took on our job during a COVID lock down in an area of Melbourne outside your traditional backyard. Nevertheless, the clear steps you outlined during our first no obligation meeting were executed step-by-step and led to our strong result. From the practical selection of the best agent for our property (such a key moment) by interviewing your narrowed selection, to fit-for-purpose house presentation advice (repairs, staging) and marketing strategies. But also the more soft issues like managing our agent (and us 🙂) with respect and the right amount of pressure, at the right time. Also identifying and flagging key moments of the campaign, to hand holding when things did not always go as planned after a condition precedent was not met.

We entered the home buying process with a lot of excitement but an equally significant amount of anxiety.
We have little experience in purchasing homes and even less knowledge of the luxury property market.
A friend and business partner whom had successfully purchased a high profile property in Toorak recommended us to use Mal and Gina. He said “they will always do what’s best for you and they will make sure you don’t buy a bad property”

Buying off market seems to be a very different beast compared to turning up to an auction and hoping for the best. It seems to be a very specialised area where professional help is really important.
Another benefit of engagement Mal and Gina that we had not considered originally was the time they took to understand our families needs. Discussing travel times and all other lifestyle priorities. This really helped us zero in on what we wanted and where we wanted to buy. It was very noticeable that Gina and Mal were prepared to steer us away from buying too far from where we needed to be, even if that made their job more difficult by limiting purchase options.
Buying a home is an emotional roller coaster. Trying to act rationally while also dealing with the flood of emotions related to picturing your family life in each home is always challenging. However, having a skilled team in your corner that you know will steer you away from making a mistake is very comforting. Both in terms or finding a property and agreeing a fair price.

Well, after 18 months we have sold our long term home and bought another, which like the one we sold, ticks all the boxes.
On reflection, not compromising on the things we discussed 18 months ago got us this result:
We allowed the time and stuck to our plan even if there were a few bumps along the way (How about half a dozen lockdowns!). We took an interim rental that provided the space we needed, in the right location for our lifestyle and commitments, so we could wait until the right property was found. Managed both the selling agent and buying agent, as well as our expectations and we completed the purchase (conditional on the sale of Camberwell) and the sale of Camberwell (prior to auction) within 24 hours, within our financial limitations – a result t Covid-19, stock market crashes, uncertainty in the real estate market, social distancing, limited open for inspections, a conditional buy and sell – these are just a few of the factors that faced us when we wanted to sell our property in Camberwell and purchase one specific property on the Mornington Peninsula. For the second time, we turned to Mal James. Having used Mal’s services about 9 years ago for the purchase our Camberwell property, it seemed a natural choice to turn to Mal again to navigate our way through this complex buy/sell process. Mal strode onto the stage like a Colossus, quickly understanding our situation, must-haves, like-to-haves and the limitations on achieving our goals. He recommended an Agent to work with, a strategy and a process to work through. He kept close to us, the Agents (buy and sell) and the market and recommended changes of direction and strategy as the market, Covid-19 and the situation developed. He calmed us down when we became anxious and kept us on track. There was only one outcome that would work, and we had to secure the property on the Peninsula with a specific price differential between that and our property in Camberwell, otherwise we would not sell Camberwell. To my surprise Gina’s bidding strategy shut down the competition in 2 bids and I couldn’t believe I was signing the contract on my forever home. This is the third property I have purchased using James Buyers Advocates in a 13 year period. Mal and his team have been fantastic and each property has been both a great home and financial investment. However, this buy/sell was different from the others. It didn’t go according to my plan. I listed my property in August during the banks tightening lending. If it hadn’t been for Mal and his team, I think I would have had a nervous breakdown. Out of the blue in June 2019 I purchased my forever home. There were 80 or so people at the auction including the local newspaper and photographers ... this home was popular! Mal and Gina had done a careful market analysis. I was well prepared for every scenario. To my surprise Gina’s bidding strategy shut down the competition in 2 bids and I couldn’t believe I was signing the contract on my forever home. I wouldn’t normally recommend to buy then sell, and without having unwavering confidence in Mal I wouldn’t have done it. Mal ensured I had my finances sorted and I had prepared for the worse. Of course, you never expect the worse..... The Team were also to assist me with the sale of my home. It makes sense to me. They are experts in “the buyer”. One thing about the Team is they respect their client. Unfortunately though I chose a real estate agent who was very successful in a suburb “where homes sell themselves”.
