Are you a good negotiator? Before you take on that Are you a good negotiator? Before you take on that $3,000,000 home negotiation, try the Harvey Norman test: walk into the electrical section, find a $100 kettle, and offer $75. Or walk into your boss’s office and ask for the raise you need to save for a bigger deposit. ‘Oh Mal, don’t be ridiculous, he wouldn’t give me one. I can’t afford to lose my job.’ OK, now make an offer on a $3,000,000 home. Sure, anybody can do that, right?
 
There are five big mistakes in home-buying negotiations: going in underprepared; lacking a sense of long-term value; talking too much and listening too little; thinking it’s all about money; and knowing the theory but failing to execute.
 
Negotiation is a sincere attempt to reach agreement so all parties move forward with acceptable outcomes—not just one side.
 
How to negotiate like an expert
    1. Understand what you want – review your PPP (price, property and position) and FFF (five year, flexible and future proof) plan.
    2. Do your due diligence.
    3. Make a negotiation-and-offer plan (timing, target price, opening offer, response to response), then run it past trusted people.
    4. Get started – often the hardest part. Lead rather than be led.
    5. Be prepared to give and receive the wet fish slap. Discomfort is part of the deal. Recognise it, don’t react, stay on track.
    6. Remember why you’re doing this. Ignore egos and who deserves what.
    7. Keep going. It’s not over until you’ve bought it—or someone else has.

1. Ask to see contracts and get a solicitor to read over them. We find about one in five contracts have legal clause issues.
 
2. Get a pest and building inspection. Twice a year we pull out of houses because of poor inspection reports.
 
3. Call the council to see if any neighbours are planning big changes – once every six months we have an issue and don’t proceed.
 
4. Measure the land against the title with a measuring wheel. We find serious discrepancies in about one in 30 houses.
