Position

This is Golden Mile Brighton — and more specifically, the Elwood end. It’s the crème de la crème of Bayside addresses. Bonleigh Avenue is quiet, private, and prestige-laden. Traffic is minimal, and you’ll always have that sense of exclusivity.

 

Land & Orientation

  • Size: 702sqm
  • Orientation: East–west, but cleverly designed so that all the north light is pulled into the living areas. Importantly, that northern aspect can’t be built out, so you keep both light and privacy.
  • Feel: The block itself isn’t deep, but the house has been well designed to work with that limitation.

 

Property

Developed around 25 years ago, this home was cutting-edge at the time. Today, it’s showing its age, but the floor plan still holds up well.

  • Accommodation: Substantial, spread across three levels. Bedrooms to one side, living zones to the other, creating balance and flow.
  • Top level: A terrific spot — I stood up there with a warm breeze and a gin-and-tonic vibe. The views were very good, and this is a space you’d actually use.
  • Basement: Practical storage and functionality.
  • Bathrooms: Plenty — though finishes need refreshing.
  • Lift: Not currently included, but adding one would be a genuine value-add.

 

Overall, the build is solid, but it’s due for cosmetic and functional updates: new finishes, refreshed floors, a rethink of some spaces. The bones, however, are good.

Buyer Fit

This isn’t a downsizer’s home. It’s for families or buyers who want to be in the Brighton Golden Mile and are prepared to invest in bringing the property back to its best. Think long-term owner-occupier, not investor or flip.
