James Home Rating – 66 Gordon Street

Score: 590 / 1000

This is a home that should work better than it does. On paper, the fundamentals are there: generous size, a logical floor plan, and substantial garaging with two double garages. The location is close to key schools and amenities, and the house clearly set out to deliver scale and functionality.

In practice, the experience falls short. As you move through the home, both upstairs and downstairs, you repeatedly run into visual dead ends created by south-facing brick walls. It’s not so much a lack of light as a lack of outlook and extension — the feeling that the house stops abruptly rather than flowing on. Additional window placement on the southern side would materially improve the sense of space and connection, even without increasing sunlight.

The circulation also frustrates. The stairs up and down adjacent to each garage feel awkward and interrupt movement rather than assisting it. Combined with the absence of furniture, the house currently lacks warmth and class, and that absence is felt emotionally as you walk through. At the right price, particularly below the current expectations, it may appeal to a buyer who values size and proximity over feel. But as it stands, it doesn’t convert space into experience.

Considerations

Three good:

  1. Generous internal size with logical room allocation

  2. Extensive garaging with two double garages

  3. Proximity to established schools and amenities

Three below average:

  1. South-facing brick walls create visual dead ends

  2. Circulation impacted by awkward stair placement

  3. Lacks warmth and flow despite the scale
