We need some details to start, we do not sell or pass on your details with anyone outside our office without your permission.
To do what is needed and what you asked us to do to assist you in buying your home: including all or any of the following: property searching, meeting to clarify goals & objectives, preparation of property plan to meet goals & objectives, visits to multiple sites in the assessment of your needs, value & strategies, meetings, bidding & negotiations to final stage purchase & after purchase requirements, including if you authorise, to sign any documents on behalf of you.
The Agent will not be, or is not likely to be, entitled to any rebates/monies including:

Any complaint relating to commission or outgoings can be made to the Director, Consumer Affairs Victoria, GPO Box 4567, Melbourne, Victoria 3001 or by telephoning 1300 558 181. Unless there are exceptional circumstances, Consumer Affairs Victoria cannot deal with any dispute concerning commission or outgoings unless it is given notice of the dispute within 28 days of the client receiving an account for, or notice that the agent has taken the amount in dispute, whichever is later.
This is an exclusive contract. The sole agency expires at any time under the happiness clause, payment of invoice after purchasing a home or 2 years (whichever comes first).
Upon purchasing we will invoice you. You agree to pay within 28 days (or otherwise agreed) from invoice date. We provide a 5% discount for full payment within 7 days.
We cannot and do not receive any moneys or services in kind from a seller or agent if we are being paid to act for you as the buyer. Yes we do sale manage homes and if a conflict arose we would put it to you in writing.
Any costs for building or pest inspections or for legal, surveying, architectural, valuation or financial advice are payable to the service provider by you (no rebates to us)

We have to nominate an end date and so we say 2 years, but either of us can end it at anytime for any reason, without recourse.

We ask for them to cover our costs in supporting us to work for a small number of clients, thus allowing the time needed to deliver to you a focussed, bespoke and overall successful service that benefits you way more than our fees.
