About You - this really what its about - we are bespoke there is no one size fits all for us

We need some details to start, we do not sell or pass on your details with anyone outside our office without your permission.

To do what is needed and what you asked us to do to assist you in buying your home: including all or any of the following: property searching, meeting to clarify goals & objectives, preparation of property plan to meet goals & objectives, visits to multiple sites in the assessment of your needs, value & strategies, meetings, bidding & negotiations to final stage purchase & after purchase requirements, including if you authorise, to sign any documents on behalf of you.

The Agent will not be, or is not likely to be, entitled to any rebates/monies including:

 

  1. Any outgoings; or
  2. Any prepayments made by a person engaging or appointing the agent (the client) in respect of any intended expenditure by the agent on the client’s behalf; or
  3. Any payments made by the client to another person in respect of the work.
  4. Any commissions from agents / sellers in respect of home purchased by you

 

The Purchaser acknowledges:

  1. Being informed by the Agent before signing this Authority that the Agent’s fees and authorised outgoings are negotiable;
  2. b. The Agent’s fees are payable in accordance with this Authority;
  3. Being informed the Agent has procedures for resolving complaints and disputes before signing this Authority;
  4. That the Purchaser’s personal information may be collected and used as provided in this Authority or as permitted by the Privacy Act 1988; and
  5. Receipt of a copy of this Authority at the time of signing.

 

Any complaint relating to commission or outgoings can be made to the Director, Consumer Affairs Victoria, GPO Box 4567, Melbourne, Victoria 3001 or by telephoning 1300 558 181. Unless there are exceptional circumstances, Consumer Affairs Victoria cannot deal with any dispute concerning commission or outgoings unless it is given notice of the dispute within 28 days of the client receiving an account for, or notice that the agent has taken the amount in dispute, whichever is later.

This is an exclusive contract. The sole agency expires at any time under the happiness clause, payment of invoice after purchasing a home or 2 years (whichever comes first).

 

Upon purchasing we will invoice you. You agree to pay within 28 days (or otherwise agreed) from invoice date. We provide a 5% discount for full payment within 7 days.

 

We cannot and do not receive any moneys or services in kind from a seller or agent if we are being paid to act for you as the buyer. Yes we do sale manage homes and if a conflict arose we would put it to you in writing.

 

Any costs for building or pest inspections or for legal, surveying, architectural, valuation or financial advice are payable to the service provider by you (no rebates to us)

We receive no moneys. rebates, services in kind except for an occasional coffee from anyone or any service we recommend.

We have to nominate an end date and so we say 2 years, but either of us can end it at anytime for any reason, without recourse.

 

Our fees as are all agent fees negotiable depending on your level of service and we give:

  • 10% discount for past clients and or referrals
  • 5% for payment of invoice early

 

Our fees are transparent.

We ask for them to cover our costs in supporting us to work for a small number of clients, thus allowing the time needed to deliver to you a focussed, bespoke and overall successful service that benefits you way more than our fees.

 

You only work with the principals. Examples of our fees at different levels.

 

BIDDING

  • 1.1% inclusive of GST and success fee only on a purchase price
  • $1million our fee would be $11,000 inc gst with gst of $1,000
  • $5million our fee would be $55,000 inc gst with gst of $5,000
  • $10million our fee would be $110,000 inc gst with gst of $10,000

 

BIDDING & SEARCHING

  • 1.65% inclusive of GST and success fee only on a purchase price
  • $1million our fee would be $16,500 inc gst with gst of $1,500
  • $5million our fee would be $82,500 inc gst with gst of $7,500
  • $10million our fee would be $165,000 inc gst with gst of $16,500
