What we are seeing and feeling in this market 2022 M4 – the last major public one before Christmas, is a repeating of the waves and vibe of 2022 M3 – it started with an uplift and slid down into a hole of indifference.

 

In that $2m to $6m range we frankly don’t feel much more excited than you lot seemingly do – there is not an abundance of good stock – why would there be – the smarter sellers with the A-grades are holding off where they can – but when the home is good and priced right, the market is still ticking over, albeit at different revs geographically.

 

In Boroondara in the $2m-$6m range – the middle market of the Top End – it’s close to rocking – it really is and has been the stronger market for some time now.

 

In Stonnington the market is…………well………we can’t find it…………seems we went out for a coffee a few months ago and when we came back the market had gone………. poof……..like a puff of cigar smoke on a windy day……..you can still smell it somewhere, but for the life of us we can’t see it.

 

And by the Bay (Bayside and Port Phillip) the auctions are as cold as an icebergers in July, only it’s November, and bidders are harder to find than their goolies on those July days.

Bidders – aren’t we a fickle lot? Well, we are right now, and hence our headline – non-stick.

 

You know, like an egg or for the vegans, a piece of tofu that slides off your brand-new fry pan, as soon as there’s a little heat applied – trouble for some sellers, is buyers are missing the toast and going straight to the floor if they don’t like the number they hear or see.

 

A buyer’s market? It’s not that it’s great for buyers – or else there would be a lot more buying – it means that the market price is being set by buyers – the last time was 2018 – it’s a rare occurrence in Melbourne – only a few times in the last 20 years.

 

Bidderwoman is at 1.2 per auction today across the 31 auctions we covered in this our 2nd of our final 3-week 100 auction test for 2022. Only 1 volcano – 1 runaway auction in terms of bidding numbers from 31.

 

How does that song go? 1 is the loneliest number…… Not true – 0 is, for the seller. Today there were 8 Woodys (0 bidders) in 31 auctions. Why were you auctioning?

 

The most common number of bidders at auctions today was 1 – the Loner – 11 auctions had only 1 bidder – meaning they weren’t really auctions at all – what they consisted of was one buyer setting the price publicly for the seller (well that’s the theory).

 

Hence the real meaning of a buyer’s market – because there is no alternative for the seller – the buyer is setting the price. Well, he or she thinks they are – but let’s not let truth get in the way of a good story – a story for another day that is.

$5 MILLION

Since our last Marketnews on October 22 there have been 25 sales recorded over $5m so far, now there will have been more, but we’ve recorded 25.

 

A couple of interesting points.

 

  • 4 have been in HAWTHORN EAST, 4 in KEW and 3 in CANTERBURY supporting the stats that Boroondara is easily the hottest of the TOP END markets right now.

 

  • Another interesting point is for all the doom and gloom, there actually have been 25 over $5m. However for the same period last year (coming out of Lockdown) there were 95 – of course, there will be a lag for results coming in but wow the activity, on one hand, is more than you may have expected but feels and is, a lot less than last year.

 

  • Finally, 7 were at auction and 18 were off the street at EOI’s and private sales. Not all the action is in front of you on a Saturday arvo.

Is this America I thought as I wandered from the grounds of tennis court, swimming pools, vast spaces to ………. down the lift, past the enormous underground car park and cinema, to wait for it………..and underground basketball court………..yes full height……….yes I have never, ever seen one before, nor a home like it.

 

Its AAA, it may well break all records (SOI $20m to $22m), yes even in this market and yes there are some recent big ones in Kew, and it will exchange hands, quietly and with possibly less than a handful of people through, possibly before Christmas, but probably next year says James Tostevin and Gina Kantzas.
