This home starts well. The French Provincial façade works, the street presence is strong, and the internal accommodation largely does what it promises. Bedrooms upstairs function, separation is reasonable, and the build quality feels solid rather than flimsy. At first pass, it presents as a familiar and generally successful formula for this part of Balwyn.

 

The rating turns as you move through the house and reach the rear. The land drops away and, more importantly, the planning doesn’t respond to it. There is no meaningful indoor–outdoor connection from the main living zone, which is a missed opportunity in a home of this size and intent. The kitchen is pushed south and tucked into a corner, enclosed rather than connected, with a fifth bedroom sitting directly behind it. That adjacency compromises light, flow, and logic, and it’s felt rather than just seen. The rear workshop reads more as dark storage than usable value, and doesn’t compensate for the lack of backyard relationship.

 

Overall, this is a home that almost gets there. Much of it works, but the thought behind the rear planning lets it down.
